182 Rt-32 , Kingston, NY 12401

KW Commercial is pleased to present 182 Route 32, a 10.6+ acre development parcel in the City of Kingston with frontage on New York State Route 32. The site offers a developer or investor the scale to deliver a 100+ unit apartment community in one of the Hudson Valley's most supply-constrained rental markets, at a time when large, development-ready residential land within the city is increasingly difficult to find. The property is zoned T2 Conservation under Kingston Forward, the City's form-based zoning code adopted in 2023. Because the site exceeds two acres, it qualifies for the code's Large Site Standards and may be master-planned as a Conservation Village. Under this approach, at least half of the site is preserved as natural open space, with steep slopes counting toward that set-aside, while up to 40% may be assigned to T4 neighborhood and main street zones and 10% to 30% to T3 neighborhood zones. The T4 zones permit multiplex buildings of 7 to 18 units, rowhouses and, on main street, stacked flats, up to three stories plus a one-story bonus. Kingston has no minimum parking requirement for residential uses, giving a developer real flexibility in site layout and cost. Projects with 80% affordable units may be eligible for additional density with Planning Board approval.Clustering a series of multiplex and stacked-flat buildings on the most buildable portion of the land supports a preliminary capacity of 100+ apartment units, depending on final site design, unit mix, utility capacity and approvals. The site lends itself to market-rate apartments, rowhouse-style rentals, build-to-rent, workforce or mixed-income housing, or age-targeted rentals, and can be phased to manage capital and absorption. Rental projects of 50 or more units must include 10% affordable and 10% workforce units, and Conservation Village Plans are approved by the City Planning Board following a public hearing. The preserved open space is a built-in amenity rather than lost value. Wooded buffers, green views, walking trails and privacy are features renters increasingly pay for, and a clustered layout reduces road length, utility runs and site-work costs. Kingston's code is designed to reward exactly this kind of well-planned, walkable neighborhood.Kingston is the county seat of Ulster County and the economic, civic and cultural center of the mid-Hudson Valley.
